ZaK - Accommodations (BETA TESTER ONLY)

The Accommodations page allows users to configure, manage, and control apartment-like units listed in the Vacation Rental module. Each accommodation is tightly integrated with the existing Zak ecosystem, functioning as an extended Zak room and supporting additional legal and financial fields.

Accommodations are not created in isolation, but are directly linked to Zak rooms. This means that when an accommodation is created, a new Zak room is automatically generated and enriched with additional fields necessary for this type of operation.

Creating an accommodation

By clicking on the “Add new accommodation” button, you start the creation process, which requires you to enter the following information:

1. Basic room information
• Name, type, capacity, description and other fields usually requested when creating a room in Zak
  
  
  
  
2. DAC 7 Information (location data)
• Country
• City
• Postal code
• Address
• Latitude and longitude
  
  
  
  
3. Legal information about the property

• CIR (Regional Identification Code)

• CIN (National Identification Code)

• Cadastral Section

• Municipal Code

• Sheet, Parcel, Sub-parcel

• Category, Cadastral Income

• If the property is located in Spain, information relating to the “Registro de la Propiedad” (Property Registry) will be required instead:
   
  
  
  
4. Accountability data (owner income model)
   In this step, enter the values for the accommodation management costs, such as:

• Percentage share of owner's income

• Cleaning costs (base + VAT percentage)

• Method of deducting OTA commissions (division of costs before or after commission)

• Options for including/excluding VAT for reporting purposes

• Overriding VAT values (if necessary)

  
  

Changing the configuration of an accommodation

From the page where you can see all the accommodations, you can obviously also modify them.

By selecting the “modify” button on any accommodation, you can modify all the fields mentioned in the section above, and you can also associate the contracts created in the appropriate section of Vacation Rental with the accommodation.

The “Contracts” tab shows all contracts associated with the accommodation in question:

Connection between accommodation and owner

Each accommodation must be linked to an existing owner. This allows you to:

• Generate reports on revenue and profits
• Use the Contracts section to link them to accommodations and share them with owners.
• Generate XML reports compliant with DAC 7
