ZaK - DAC 7 (BETA TESTER ONLY)

    The DAC 7 section of Vacation Rental concerns the legal requirements established by the European Union for property managers operating on digital platforms. This module is responsible for compiling and reviewing the data required by local tax authorities.

    For more detailed information on the regulations, you can read the following sources:

    • When you access the page, you will immediately notice three sections:

      • The central section with the list of reports (including generated, modified, and reports with errors);
      • On the left, the operational column for generating reports;
      • At the top right, a filter tab allows you to have focus on specific reports
      • Finally, clicking on the “i” at the top of the operational tab opens a window that explains DAC7 in more detail.

    File format and properties

    • The report is generated as an XML file;
    • It must include:
      • Owner identification details
      • Accommodation details (location details, CIR and CIN, cadastral information, owner percentages)
      • Year of rental activity
    • You can also include:
      • The Property Manager fee
      • OTA commissions
      • Extra fees
      • Accommodation cleaning costs
    All of this can be selected from the menu on the left:


    Before continuing with the presentation, you must enter the Property Manager's certified email address.

    Declarations must be digitally signed and submitted in accordance with European standards.

    Workflow

    1. Select the owner to report, the data to be considered, and enter a certified email address (PEC) for the property manager:



    2. Verify completeness and accuracy
      • A preview that can be read (and edited) by the user is available for manual checks.





    3. If a report is modified, the entry will appear as follows:



      The modified report will still be valid for submission. We recommend modifying reports with the support of an accountant or dedicated collaborator.
    4. Download and submit the report through approved channels.

      • Sending the downloaded file is a manual step that must be performed outside of ZaK.



    Configuration Status

    The system alerts users in the event of missing mandatory fields (e.g., CIR, tax codes, etc.).

    The section where you can check the compliance status for DAC 7 is accessible from the Accommodation section.




    The status of various configurations on each accommodation is displayed, and in the case of DAC 7, the type of missing data is indicated verbally.

    This section ensures that Vacation Rental users can meet DAC 7 requirements efficiently and with maximum transparency.


    Furthermore, in the section dedicated to owners, it is immediately apparent if any of the data required to generate DAC7 reports is missing.
